5 Things Every Seller Should Know Before Listing Their Home

Thinking about selling your home? Before the "For Sale" sign goes up, there are a few key things you should know — the kind of things that can help your property stand out and sell for top dollar.

Here’s what I tell every seller I work with:

You Can Change the House — Not the Location

It’s easy to get caught up in finishes and fixtures, but smart buyers know: the location is everything. You can always update a kitchen or refresh the floors — but you can't pick up a house and move it.

So before you list, think about what makes your location desirable and how we can highlight that in your marketing.

Wall Colors Matter More Than You Think

The colors on your walls are one of the first things buyers will notice — and first impressions matter. Neutral, modern tones help people picture themselves in the space. A quick paint job might feel small, but it can make a big difference in perceived value.

Open Floor Plans Aren’t for Everyone

Hot take: not every home needs to be open concept. While open layouts have their fans, many buyers are now looking for cozy corners, quiet offices, and defined spaces.
We’ll lean into the layout that your home offers — no need to chase trends that don’t fit.

Talk to Your Agent Before You Do Anything

Before putting your home on the market, it’s essential to loop your real estate agent in early. From small upgrades to pricing strategy, the right agent can guide you through every step — and help you avoid wasting money on updates that won’t move the needle.

Those Hard Truths? I’ll Tell You

If I wasn’t worried about hurting your feelings, I’d tell you these truths about real estate — but the truth is, I will tell you. Because you deserve honest, expert advice that gets results. My job isn’t to sugarcoat. It’s to help you win.

This time of year, my favorite places to visit are Harvest Moon and Outhouse Orchards . Have the donuts, find the pumpkins… have the cider for sure at Harvest Moon, and don’t skip the pumpkin cheesecake to go. It is delightful. As the leaves fall- enjoy the crunch, cover your garden beds, and let nature take it’s course. It is good for the environment, and will yield incredible garden results. This is also the time to start taking your plants inside or covering them if you are trying to help them survive the winter. See tips HERE. As for Real Estate… the market is shifting. We are entering a more neutral market. This means we are starting to see inventory stick around. Homes aren’t flying in a weekend- unless they are underpriced or an incredible deal. The important thing- you need a good agent regardless of wether you are buying or selling. Sellers can still clean up if things are done well, and buyers can find a deal if working with the right person. It is anyone’s market for the taking! If you have read all the way through… you get inside info. I am planning an event- so save the date- December 4. As a Westchester real estate agent, I've learned that the best homes aren't just about square footage inside – they're about the life you can live outside too.
