The Hills I’ll Gladly Die On as a Real Estate Agent

When it comes to real estate, I’ve got opinions—and I’m not afraid to share them, especially when they help my clients make the best possible choices. After years of walking homes, negotiating offers, and guiding buyers through big life decisions, I’ve come to stand firmly on a few “hills” that I’ll gladly die on. Here they are:

Fall in Love With the Location First—Then the Home

It’s easy to get swept away by granite countertops or charming built-ins, but at the end of the day, where you live is just as important as what you live in. A beautiful home in the wrong location will never feel like home. That’s why I always encourage my clients to explore the neighborhood, feel out the commute, and see how the area fits their lifestyle before diving into home features.

Proximity to Amenities Matters More Than You Think

This is a big one. Being close to grocery stores, quality schools, healthcare, and even your favorite coffee shop can make a huge difference in your day-to-day life. It’s the kind of thing that seems small until you’ve had to drive 30 minutes to grab milk or get to a doctor’s appointment. Convenience equals peace of mind—and that matters.

Open Floor Plans Aren’t the Only Answer

Yes, open floor plans are popular. But you don’t have to want one. In fact, many people realize (especially post-pandemic) that having designated rooms with doors and separation is actually really nice. Think: a quiet home office, a cozy den, or a separate playroom for the kids. It’s okay to crave privacy, structure, and spaces that serve specific needs.


At the end of the day, trends come and go—but your happiness in your home should be lasting. I’m here to help you think long-term and make decisions that support how you actually live, not just what’s hot on HGTV.

This time of year, my favorite places to visit are Harvest Moon and Outhouse Orchards . Have the donuts, find the pumpkins… have the cider for sure at Harvest Moon, and don’t skip the pumpkin cheesecake to go. It is delightful. As the leaves fall- enjoy the crunch, cover your garden beds, and let nature take it’s course. It is good for the environment, and will yield incredible garden results. This is also the time to start taking your plants inside or covering them if you are trying to help them survive the winter. See tips HERE. As for Real Estate… the market is shifting. We are entering a more neutral market. This means we are starting to see inventory stick around. Homes aren’t flying in a weekend- unless they are underpriced or an incredible deal. The important thing- you need a good agent regardless of wether you are buying or selling. Sellers can still clean up if things are done well, and buyers can find a deal if working with the right person. It is anyone’s market for the taking!
