The #1 Mistake Buyers Make When House Hunting in Westchester

I've had a lot of conversations with buyers over the years, and there's a pattern I see almost every time.

They find a house they love. Beautiful kitchen, great yard, perfect layout. They can already picture their furniture in it. And then somewhere along the way — after the offer, after the inspection, sometimes after the move — they realize the location just doesn't work for them.

Love the neighborhood

The commute is longer than expected. The neighborhood doesn't have the walkability they wanted. The town doesn't feel like home the way they hoped it would.
Here's the truth about buying a home: almost everything about the house itself can be changed. Cosmetic updates, renovations, additions — there's very little that's truly permanent inside four walls.

But the location? That stays exactly where it is.

This is why I always encourage buyers to start with the area, not the listing. In Westchester especially, where every town and village has its own distinct character, choosing the right community is the most important decision you'll make in this process.

Do you want a walkable downtown where you can grab dinner without getting in the car? A quieter, more suburban feel with bigger lots and more space? Easy Metro-North access for a city commute? Westchester has all of it — but not all in the same place.

Get clear on how you want your everyday life to feel. Then find the house that fits inside that life.

The buyers who are happiest long-term are the ones who chose their location on purpose — not by accident.

Three years. I keep saying those words out loud because it genuinely doesn't feel like it's been that long and yet the weight of everything this gala represents makes it feel like so much more.

There's a wildflower growing quietly in Westchester's meadows and woodlands that deserves a front-row spot in your garden. Meet phlox — native, low-maintenance, and deeply important to the ecology of our region.

Everyone has a list when they start house hunting. The number of bedrooms, the size of the backyard, the kitchen they've been pinning for years.
