The Soccer Ball Test: A Real Estate Agent's Guide to Finding the Perfect Backyard

As a Westchester real estate agent, I've learned that the best homes aren't just about square footage inside – they're about the life you can live outside too.

When I'm showing homes to clients, I always share one simple piece of advice that has never steered anyone wrong: if you can't kick a soccer ball around in the backyard, you might want to keep looking.

Now, I'm not saying every family needs to be the next soccer dynasty. But that imaginary soccer ball represents something much bigger – space to breathe, play, and truly live.

Why the Soccer Ball Test Works

Over my years helping families find their dream homes in Westchester, I've noticed something interesting. The families who are happiest in their new homes are often the ones who prioritized outdoor space. Here's why:

Room for Kids to Be Kids

Whether it's soccer, tag, or just running around with the dog, children need space to burn energy and explore. A cramped backyard means more time indoors and fewer opportunities for that carefree childhood play we all remember.

Entertainment Made Easy

Picture this: hosting a summer barbecue where adults can chat on the deck while kids play safely in view. Or impromptu games of cornhole, frisbee, or yes – soccer. Space transforms your home from just a place you sleep into a place where memories are made.

Mental Health Benefits

There's something therapeutic about stepping outside your back door and having room to move. Whether it's morning yoga, evening walks around your property, or just sitting in a chair that's not squeezed against a fence, space gives you breathing room – literally and figuratively.

Making It Work in Westchester

Our Westchester market offers incredible variety – from sprawling properties in Bedford to charming homes with surprising backyard space in more urban areas. The key is knowing what to prioritize:

  • Established neighborhoods often have mature trees and well-thought-out lot layouts
  • Newer developments might offer more customizable outdoor spaces
  • Historic properties sometimes surprise you with unexpectedly large lots

Beyond the soccer ball

Of course, outdoor space means different things to different families. Maybe your version is:

  • A garden where you can grow your own vegetables
  • Space for a fire pit and evening gatherings
  • Room for kids' playground equipment
  • A quiet corner for reading and morning coffee
  • Area for pets to roam safely

The soccer ball is just my shorthand for asking: "Can you live the outdoor life you want here?"

Timing matters. But so does presentation. And in Westchester's real estate market, you really can't afford to get either one wrong.

I've had a lot of conversations with buyers over the years, and there's a pattern I see almost every time. They find a house they love. Beautiful kitchen, great yard, perfect layout. They can already picture their furniture in it.

There's a quiet truth nobody talks about enough: making friends after 40 is hard. Not impossible — just hard. Life gets full. Schedules get tight. And somewhere between school pickups, work deadlines, and keeping up with everything else, building new friendships quietly falls off the list.
