5 Things That Spook This Sustainable Real Estate Agent

As a LEED AP (Leadership in Energy and Environmental Design Accredited Professional) and real estate agent specializing in sustainability in Westchester and Fairfield counties, I've seen my fair share of surprises. But some things still give me the chills! Here are five things that truly spook me in the world of real estate:

Disrespect for Neurodivergent Families at Showings

Nothing sends shivers down my spine quite like seeing potential buyers or sellers who don't show respect for neurodivergent families during home showings. As someone who prioritizes creating an inclusive environment, I always ensure that my showings are accessible and comfortable for all families, regardless of their neurological differences. It's crucial to be mindful and accommodating of diverse needs in the home-buying process.

Voter Apathy

Call me old-fashioned, but few things are scarier than people who don't exercise their right to vote! Our communities are shaped by the decisions made at local, state, and national levels. As a real estate agent, I see firsthand how policies affect housing markets, sustainability initiatives, and the overall quality of life in our neighborhoods.


Living in a community and truly believing in it means you will vote. Your vote matters, so please, don't let apathy haunt our democracy!

Energy-Inefficient Home

As a sustainability specialist, walking into an energy-inefficient home is like entering a haunted house for me. Drafty windows, outdated appliances, and poor insulation are the ghosts of wasteful energy practices past. These homes not only have a negative impact on the environment but also on the homeowner's wallet.


It's important to realize that not being sustainable often leads to more expensive living costs over time. For instance, having a drafty home can significantly increase your heating and cooling bills. Let's exorcise those energy vampires and embrace sustainable living that's kinder to both the planet and your bank account!

Ignoring Climate Resilience in Home Buying


In our changing climate, overlooking a property's resilience to extreme weather events is a recipe for future nightmares. Whether it's flood risks in coastal areas or fire hazards in drier regions, failing to consider these factors when buying a home can lead to scary situations down the road. I always encourage my clients to think long-term and prioritize climate-resilient features in their home search. This includes having proper gutters and drainage systems to manage water effectively during heavy rains.


Remember, a well-maintained gutter system is your first line of defense against water damage and potential flooding.

The Horror of Greenwashing

Last but not least, few things make my skin crawl more than encountering greenwashing in real estate. Some properties are marketed as "green" or "eco-friendly" without truly embracing sustainable practices. As an agent committed to genuine sustainability and a LEED AP, I find it frightening when marketing buzzwords overshadow real environmental considerations. It's important to look beyond the surface and verify the true sustainability credentials of a property.
