As a real estate agent, I’ve seen firsthand the growing demand for eco-friendly homes. I’m so thankful that many homeowners and buyers are becoming more aware of their impact on the environment- so I wanted to give you 5 accessible ways to do just that! Here are five eco-friendly home features to look for when buying or selling a house:

Energy-Efficient Windows and Insulation

One of the biggest factors in reducing your home's energy consumption is its windows and insulation. Energy-efficient windows and insulation can greatly reduce heat loss in the winter and heat gain in the summer, which means lower energy costs and greater comfort for your family.

When looking for energy-efficient windows, look for those with a low U-factor and high R-value insulation. The U-factor measures the rate of heat transfer through the window, and the lower the U-factor, the better the insulation. The R-value measures the insulating properties of the material, and the higher the R-value, the better the insulation.

In addition to energy-efficient windows, proper insulation also helps in reducing energy needs. Look for homes with good insulation in the attic, walls, and floors. Good insulation can reduce heat loss through the walls and ceiling- making your home more comfortable and energy-efficient!

Solar Panels

Solar panels are a great way to reduce your reliance on non-renewable energy sources- and save money on your energy bills! If you're buying a home, maybe look for homes that already have solar panels. If you're selling your home, consider installing solar panels to increase its value and appeal to eco-conscious buyers.

Solar panels work by converting sunlight into electricity. They’re typically installed on the roof of a home, but can be mounted on the ground or on a nearby building. Once installed, they can produce electricity for 25+ years with only a bit of maintenance!

One of the perks of solar panels is that they can save you money on your energy bills. Depending on where you live and the size of your solar panel system, you could potentially save thousands of dollars over the life of the system! In addition, you might be eligible for tax incentives or rebates that can help offset the cost of installation.

Low-Flow Fixtures

Low-flow fixtures, such as toilets, showerheads, and faucets, can significantly reduce your home's water usage. Look for fixtures with the WaterSense label, which indicates that they meet the Environmental Protection Agency's water efficiency standards.

WaterSense fixtures are designed to use less water without sacrificing performance. For example, a WaterSense toilet uses only 1.28 gallons per flush, compared to older toilets that used 3.5 gallons or more. A WaterSense showerhead uses only 2 gallons per minute, compared to older shower heads that used 5 gallons or more.

Beyond reducing your water usage, low-flow fixtures can also save you money on your water bill. Over time, the savings can add up, making low-flow fixtures a smart investment for any eco-conscious homeowner.

Smart Thermostats
 
Smart thermostats are a rel atively new technology that can also help you save money on your energy bills! They can learn your heating and cooling preferences and adjust the temperature to match it. Look for models with the ENERGY STAR label, which indicates that they meet energy efficiency guidelines.

Smart thermostats can be programmed to turn off the heat or air conditioning when you're not at home. Some models can also be controlled remotely using an app on your phone, allowing you to adjust the temperature from anywhere! Some smart thermostats even have features that allow you to track your energy usage and see how much money you're saving.

In addition to being energy-efficient, smart thermostats are also convenient. They eliminate the need to manually adjust your thermostat throughout the day, which can be a hassle. With a smart thermostat, you can set it and forget it, knowing that your home will be at the perfect temperature when you arrive.

Sustainable Materials

Sustainable materials, such as bamboo, reclaimed wood, and recycled glass, are not only eco-friendly, but also stylish and durable. If you're renovating your home or building a new one, consider using sustainable materials to reduce your environmental impact and create a unique, modern look.

Bamboo is a popular sustainable material because it grows quickly and can be harvested without killing the plant. It's also strong, lightweight, and durable, making it a great choice for flooring, cabinets, and furniture.

Reclaimed wood is another sustainable material that's gaining popularity. It's wood that has been salvaged from old buildings, barns, or other torn down structures. Reclaimed wood has a unique, rustic look that's perfect for creating a cozy, inviting atmosphere in your home.
