Everyone has a list when they start house hunting. The number of bedrooms, the size of the backyard, the kitchen they've been pinning for years.

Fall in love with the location first, then the house

You can renovate a kitchen. You can gut a bathroom, add a deck, or knock down a wall. What you cannot do is move the house. The neighborhood, the street, the surrounding area, that part is permanent. Before you get swept up in the details of a listing, take time to actually sit with the location.


Drive through it at different times of day. Walk around. Notice how it feels. A house you love in the wrong location will frustrate you every single day, but a house that needs some work in the right location? That's a home you'll grow into and love for years.

Think about what's close by

Proximity to amenities is one of those things buyers underestimate until they're living there. How far is the nearest grocery store? What hospital would you go to in an emergency? Are there parks, coffee shops, or restaurants nearby that fit your lifestyle?


In Westchester, different towns have very different feels when it comes to walkability and convenience. Knowing what matters most to you and checking that box before you buy saves a lot of frustration down the road.

Just because open floor plans are popular doesn't mean one is right for you

Open floor plans have dominated home design trends for years, and they show up everywhere. But popular doesn't mean universal. If you work from home and need quiet, an open layout can make that really difficult. If you have young kids and need eyes on them while you cook, it might be perfect. If you host often, it could go either way.


The point is, trends are not a substitute for thinking honestly about how you actually live. The best floor plan is the one that fits your real daily life, not the one that photographs well or gets the most attention at an open house.
